<p>I would just like to take the time to welcome Sheila Oszczakiewicz, better known as Sheila O., to our office via the world wide web! We were all pleasantly surprised to see her walk through the doors with her grand introduction. I thought the President of the United States was going to come through those doors and when Sheila came through, my jaw dropped to my chest. I couldn&#8217;t believe it.</p>
<h4>I asked her, after she stood up and told us about herself and how excited she was to be at our company, why did she choose Exit Realty Clarksville. Her answer just made me respect her even more. A lot of people do what they do for the money. If the money is the top objective, for me, it turns out to become an obsession and then the focus is on money and not relationships with your customers and clients. It will in turn show them what kind of person you are and your business will reflect your passion, which could come across as a negative. Some will argue that. That, that isn&#8217;t correct but it is for &#8220;ME&#8221;.  Sheila was offered a WEALTH of opportunites but is grounded in her passion for helping agents and her customers/clients, going were she feels led to and not being led by the almighty dollar.</h4>

<p>February 17, 2009 all agents in TN and KY that are affiliated with Exit Realty came together for a day of training, provided by the Founder and CEO of Exit Realty Corp. International, Steve Morris. The evening was filled with the regional awards banquet to celebrate the successful year that Exit has had during this economic trial for 2008.</p>
<h3>During this morning and afternoon hours, Steve Morris offered advice on the state of the economy and how to increase business in 2009 to make our market a more stable and successful one.  Mr. Morris has been recognized as one of <a href="http://www.realtor.org/rmohome/home" target="_blank">REALTOR</a> magazines <a href="http://www.realtor.org/archives/25mostinfluential200612#smorris" target="_blank">Top 25 Most Influential Thought Leaders</a> in the industry for his unique residual benefits program for agents that offer the opportunity for additional income, retirement, and beneficiary benefits.</h3>
<p>According to the CEO of Exit MidSouth Region, Jean Marie Grumbles, numbers for our region were up 15% from 2007 to 2008 while almost every other brokerage organization was<span id="more-1853"></span> down in sales 30%-70%.  Agents were recognized and awarded for the contributing success to these numbers!</p>
<h4>Receiving Top honors for Brokerage of the Year 2008 was our very own Exit Realty Clarksville, located at 1289 Northfield Dr. Ste. 3 off Trenton Road next to the Sonic and Exit 1.  Jean Marie Grumbles had this to say about our office&#8230;</h4>

<p>Also, we have received word that Judy is improving but she will have a long road of recovery.  You may send a donation to &#8220;Camp Rainbow&#8221;  P O Box 3522, Clarksville, TN 37043. Camp Rainbow is a summer camp that Rich was involved with.</p>
<p>Currently at Northeast Schools the counselors on site are in training this week but to help with any child&#8217;s grieving if counselors are not available the Principle, Mrs. Salyer is there to speak with your child.  I met with her this morning to speak with her about mine and she has suffered a loss in a friend of 10 years.  All prayers go out to the Faculty and Staff, students, friends, co-workers and his family at this time.</p>

			<content:encoded><![CDATA[<h3><img class="alignleft size-medium wp-image-1720" src="http://lasttraintoclarksville.com/files/2009/02/richard-sims-exitrealty-300x239.jpg" alt="richard-sims-exitrealty" width="300" height="239" />Mr. Richard &#8220;Rich&#8221; Sims lost his life in a fatal motorcycle accident last night here in Clarksville.  His wife, a local Realtor, Judy, was on the back and is fighting for her life at this moment.</h3>
<p>I met these two when I came to Exit Realty Clarksville back in 2006.  Such a genuine, kind and loving couple.  Rich loved his wife, Judy.  Anyone that saw them together knew they were matched just right for each other.  Rich was a middle school teacher for the 8th grade and Judy would do career day for her company.<span id="more-1709"></span></p>
<h4>Mr. Sims, according to my children, was like that little ray of sunshine that came through that cloud.  He seemed to be the only ray, according to my oldest daughter.  He seemed to always find a way to cheer somebody up if they were really, really down.  He was beyond an extremely good man. Coach Rick Martin and Rich were A.K.A The Dionamic Duo and always knew how to make a class laugh, whether it meant play arguing in the middle of a class or acting like some of the female students at the school. <img class="alignleft size-full wp-image-1710" src="http://lasttraintoclarksville.com/files/2009/02/judy-sims.jpg" alt="judy-sims" width="200" height="260" />This man was a man that any woman would pray to be her knight in shining armor but this knight had his damsel, Mrs. Judy Sims. He looked at her as if he had not seen her in 12 years and that was everyday. He spoke highly of her in school about how much he was in love. The perfect couple, is what I saw. This man knew how to live and he always talked about the war, his motorcycle and his family. I have to say he lived his life the way he wanted and he passed with memories of being a very, very happy man.</h4>
<p>Mrs. Judy Sims would come to visit the school and see Mr. Sims.  According to my daughter, she would walk into the classroom and if he was looking a different direction and suddenly looked at her, his eyes would become huge with love.  You could tell by the way they both smiled, that they loved each other.</p>
<h4>As a Realtor, I had the priviledge to work with them both.  Their hearts were in their work. They both cared about helping others.  It set them apart.  I was thinking about Judy earlier and she has a soft speaking voice, yet she can stand her ground.  She represented her daughter in the buying of one of my listings. She is a great negotiator. Whenever I would see her and Rich, whether it be at a Realtor function or at the school, they both made me feel special.  The way they would come over and want to know how I was doing and just be very interested in me.  So bubbly.  I remember after I lost my weight how I saw Rich at the school and said hello to him.  He just looked at me an smiled.  Later that day at a school function, he came up to me and was so apologetic for not talking to me more because he didn&#8217;t recognize me.  I didn&#8217;t mind but that was the type of man he was.</h4>
<p>I could go on and on and I know that each of you that has met the Sims have your own experience, your own memories.  If you would like to share them, please comment below.</p>
<h4>Our prayers are with the Sims family and friends.  Please pray for the students, faculty and staff of Northeast Middle and the students that were touched by him that moved on to High School. Rich will be missed so much.</h4>
<p>Judy Sims is fighting for her life, so please be in prayer for her. She has lost her husband, her friend and from the looks of it, her soul mate. I can&#8217;t imagine fighting for my life and then hearing my true love is no longer with me.  We are in the middle of grieving the loss of our 15 year old chow chow, Angel, I can&#8217;t imagine losing my husband. I can&#8217;t imagine being his children. They lost their father.  Everyone who knew Rich, has lost something.  My prayers are with each of you.</p>

Normally it is bad things.</h4>
<p>When we aren&#8217;t proactive we tend to look like we are lazy, don&#8217;t care or not very organized. Sometimes we can&#8217;t help it that we are reactive, especially<span id="more-1666"></span> when we are so busy it is hard to keep up.  Our intentions are good but our life might be a little chaotic at the time.  That is when I would suggest we stop, look at our life and decide what we can do to make it a little bit more easier.  We are the ones that cause the chaos or serenity.</p>
<h4>When we aren&#8217;t proactive, people tend to judge.  It&#8217;s hard not to judge, it&#8217;s our human nature but remember that the measure by which we judge is what we will be putting on our self.  We aren&#8217;t here to judge but to love.  Sometimes we think that the way we do things is the right way, the easy way and why in the world would someone do it that way?  Our ways aren&#8217;t always best for others.  Our ways aren&#8217;t always &#8220;right&#8221;.  The circumstances that lead us to behave and do things a certain way, then learn huge lessons from the wrong decision, might not be the same for the person next to you.</h4>
<p>Everything I write on this blog is my opinion and what has been right for me, my family and my business. Or what was wrong and I learned from it.  What is right for me, might not be the right answer for you.  Everyone has to find their own path.  They can learn from others mistakes and that is why it is so easy to write L-O-N-G posts because the lessons learned are sometimes long to explain.  Hopefully my style of writing keeps you reading and not thinking, &#8220;Come on, get to the point.&#8221;</p>
<h3>So, how can we apply being Proactive instead of being Reactive?</h3>
<p>Many ways.  Think about how much easier it would be for you to take the first step instead of waiting for someone to ask you to make it.  The one thing I have a hard time with is someone asking me to do something when I knew I should have done it before they called.  For instance, today I showed 3 properties to a client.  I took down the notes of the feedback and when I got back to my office I decided to go ahead and email the agent to let her know the feedback from my clients.  Doing this has taken a weight off my shoulders knowing that she might have called a couple of days later asking how it went and I would not have my notes with me, so I would have to call her back or not remember which homes were her&#8217;s and giving a false feedback on a house because I got two confused!  So instead of being reactive to the problems that would arise, I was proactive and made the first step to let this agent know how my showings went.</p>
<h4>I just started this and I find that I feel more organized and in control.  Not only that, but it feels gratifying to know that I am helping someone without them having to ask for it!  How I would love for agents to call or email me and let me know how the showing went instead of me calling them and they are still with their client, or waiting a day and then they are so busy with other homes they need help remembering, &#8220;Which one was yours again?&#8221;</h4>
<p>So, are you Proactive or Reactive? I am making a conscience effort to try and be proactive!</p>

			<content:encoded><![CDATA[<h3><a href="http://lasttraintoclarksville.com/files/2009/01/istock_000006268172xsmall1.jpg"><img class="alignleft size-medium wp-image-1664" src="http://lasttraintoclarksville.com/files/2009/01/istock_000006268172xsmall1-300x201.jpg" alt="" width="300" height="201" /></a>Recently, I was at a REALTOR ® meeting and it was said that many brokers from different companies were interviewed to find out what their pet peeves were with real estate agents.  In every work place you will find those certain actions that are just over bearing and maybe you don&#8217;t know how to address the &#8220;problems&#8221; with that agent or how to make them see the changes that need to take place in order for them to be successful.</h3>
<h4>Do you work in a market where you believe if agents would just do unto others as they would want done to them, it would produce a win-win environment?  If you are willing to take the first step, maybe, just maybe, you will start a trend to improve the working relationships in your area.</h4>
<p>Below I am going to share with you the top pet peeves for brokers in our market area and then give some tips on what we can do to improve our job performance, thus removing added stress and anger from those agents who seem to work as if they are being attacked or can&#8217;t stand their job.<span id="more-1663"></span></p>
<h3>Top Pet Peeves; Are you in the good stack?</h3>
<h4>1.       Not putting pictures on the MLS.</h4>
<p>If this is you, you must know how frustrating it is to other agents who are searching for their clients and come across the ones that don&#8217;t show any picture. Out of the agents in our meeting today, when asked, &#8220;What do you think when you come across this MLS property?&#8221; everyone chimed in and said they pass over it.  They do not send your listing without a picture to their client.  (On a personal note, I do.  I let the client decide to pass over it themselves. 99% of the time, they do.) When agents see this, most will look and see how many days it has been on the market.  If it has been a few days, the agent gives the other the benefit of the doubt and might come back to it.  If you see that the property has been on the market for longer than 2 weeks, the gavel comes down, knocking three times and judges you: GUILTY OF LAZINESS.  You are not doing your listing, your company or your client any justice for being their agent.</p>
<h4>2.       Having virtual tours or pictures with the owners, pets, dishes in the sink, trash can full, T.V. on, etc&#8230; showing on the MLS.</h4>
<p>How do you measure the listing agent of this home? This lack in detail gives them a bad name. You are supposed to be marketing this listing to <span style="text-decoration: underline">sell</span>.  You can always ask your seller to put the dishes in the dish washer, under the sink, in the pantry, just so you can take the shot and then put it back. Hopefully you will have sent your seller a letter before the appointment, letting them know that if they decide to hire your services that they will have the home ready for pictures that day and what you need the house looking like to make a great first impression.  They should understand that it will be doing their listing an injustice if you put it on the MLS and there are no pictures.</p>
<h4>3.       Putting contact information in illegal fields on the MLS form.</h4>
<p>Alright, when we have buyers, we send them the listing form for buyers.  You know that the listing form has much more information that shouldn&#8217;t be disclosed to someone other than a REALTOR®.  There are things that shouldn&#8217;t even be on the MLS. Of those things we were told to:</p>
<ul>
<li>Not put any security code, hiding place, access code, etc&#8230; in remarks</li>
</ul>
<ul>
<li>Not write that the home-owner is deployed, so the home is vacant.</li>
</ul>
<ul>
<li>Not tell agents in writing that the dog is huge but won&#8217;t bite or deaf or whatever the seller disclosed to you.  This is something that should be done over the phone when you are confirming the showing appt.</li>
</ul>
<p>Agents also tend to put information in the remarks, not the REALTOR® remarks, with their phone number or any of the above disclosures I mentioned above.  When you do this, the Selling Agent cannot send the client a Buyers MLS sheet because disclosed information is being mentioned that they shouldn&#8217;t know about due to protection of the seller.  So my question is, &#8220;Are you representing your seller to the best of your ability and protecting them?&#8221;</p>
<h4>4.       We are forgetting about the protected class.</h4>
<p>Do you see remarks saying, &#8220;Great Christian, Jewish or any religious community&#8221; or &#8220;Great home for kids&#8221;? In doing so you are possibly offending others and you could be turned in.  Be careful about the protected class.</p>
<h4>5.       Paperwork being received from agent to agent.</h4>
<p>Are you not familiar with the forms for all areas of real estate? If you have not seen the new forms that came out January 1, 2009, I would suggest you take time and read through the many changes.  When you are asking for earnest money to be returned to your buyer, you don&#8217;t send over an amendment.  There is a form specifically for this request.  So be sure to take time and not rush, trying to make it easier on you and get the correct form out.</p>
<h4>6.       Taking unsellable listings.</h4>
<p>Now some companies say take whatever you can get but there is a down fall to that, I believe.  When you take any listing, no matter what shape it is in or maybe what price the seller wants to list it at, you could be causing yourself a lot of hard work, wasting your money to market this property and be putting the company&#8217;s reputation, along with yours, on the line.  Consumers are always watching the signs.  When they see something sitting there for a long time and you know the reason is because the seller will not come down in their price, the consumer isn&#8217;t seeing what you see.  They are seeing a sign that has been in a yard for 6 months and not selling.  So, who are they going to call?  Not you. Just be careful with the listings that you take and be sure to have an upfront talk with your potential seller.  It will save everyone in the end.</p>
<h4>7.       Obligation to the Office.</h4>
<p>With our company, we do not have desk fees, copy fees under a certain amount, office space fees or phone fees.  All our company asks is for you to come to our weekly meeting to learn what is going on in our community and be educated and informed.  There is an example I would like to mention.  If you are out and someone comes up to you wanting to know how the market is, what are you going to say?  One agent would say, &#8220;We are doing great right now, the market is picking up.&#8221; Then another agent would say, &#8220;We are doing better than Memphis, which happens to be the city highest in foreclosures in all of Tennessee,&#8221; and you proceed to tell them more information about Clarksville.  Which agent would that person pick?  The one who had more information is who. My point is we need to be educated in statistics and our local economy.  Do you know where to go to get these statistics?  You would if you came to our weekly meetings. They are not a waste of your time. They can save you time!</p>
<h3>Now here are some tips to help improve our profession, one agent at a time.</h3>
<h4>How do we behave as a REALTOR®? Wouldn&#8217;t it be nice if we all:</h4>
<p>1. Call the listing agent after we show the house, to offer feedback without the agent having to call us? Talk about surprise.  What do you think that agent will think of you? I would want to work with you if you called me the same day you showed my listing to offer feedback.  Feedback is the hardest thing to get from an agent.  They either forgot which property was yours or they just don&#8217;t return your phone call if the buyer wasn&#8217;t interested.  People remember your work ethics.</p>
<h4>2. Make sure your Voice Mail is working!  This is something you need to check on everyday or get a plan that expands your voice mail capabilities.  There is nothing more upsetting to be trying to get a hold of your agent to ask a question or call the agent to ask about the property and get a message that their voice mail is full.  That leaves a very bad impression of the way you manage your business and your listing will more than likely be passed over.</h4>
<p>3.  Send a thank you card for showing the home and reminding them to keep it at the top of their list.  Think about it&#8230;how many times does your listing show?  Are you getting 3 a day? We would all love that but if you have 1 to 5 a week, that is worth building a relationship with the agents you will one day work with.</p>
<h4>4.  Leave your business card when you are done showing a listing.  It allows the sellers, who had to leave in order for you to conduct your showing, to know you were there and not have to guess or call their agent to see if it even showed.</h4>
<p>5.  Call the agent or the showing company if you are going to be late or your buyers have decided not to view the property.</p>
<p>What do we do when we have been called that our listing will be showing?  We call the seller.  They get everything ready, hopefully, and stage it just right.  Sometimes they have to load the kids, the dogs, put cookies in the oven to make the home smell inviting, vacuum real quick, turn the lights on in every room and get in the car with everyone in less than 30 minutes.  When they come home, there is no card, the lights are still on and they call their agent, who turns around and calls the showing agent, only to be told, &#8220;Oh, they decided not to view it. I&#8217;m sorry.&#8221;  Well, that is very inconsiderate.  You wouldn&#8217;t want someone to do that to you, would you?  It&#8217;s all about doing unto others what you would want done to you.</p>
<h4>6.  If you are at the curb of the house and your buyers look at it and say, &#8220;Nope. I don&#8217;t like it.&#8221; Please get out of the car, go to the front door with your card and speak with the seller.  Let them know that your clients have decided to view another home but that you might have some buyers who might be interested in their home and would they mind if you view it really quick.  Yes, you are leaving your buyers in the car but don&#8217;t pass up the opportunity to show your buyers that you respect the home owners and what they did to prepare for them to view it. This can be a topic of discussion before you start your search, so that your buyers aren&#8217;t left wondering what you are doing.  It&#8217;s all about communicating up-front.</h4>
<p>7.  If you call an agent to let them know that your buyers are going to be putting in an offer, what do you think that agent will do?  They will call their seller and let them know an offer is coming in.  How exciting.  It&#8217;s something they have been waiting for.  Then your buyers don&#8217;t show up to sign the paperwork or decide they don&#8217;t want the home.  Please call the listing agent right away and let them know that an offer will not be coming in.  I have had this happen to me too many times where the agent doesn&#8217;t even call and I wind up calling only to be told, &#8220;Oh, I&#8217;m sorry.  They changed their mind and I forgot to call you.&#8221;  It causes me to not trust this agent and to be leery next time they call.</p>
<h4>8.  If anything is wrong with the house, call the agent immediately.  You don&#8217;t want to assume that the listing agent already knows what is going on.  You might be getting a call asking why you left the home in that state or probably worse.  The agent needs to know it isn&#8217;t you or your clients that caused the mishap.</h4>
<p>9.  Restroom breaks.  Please, not in the master bathroom.  If you are going to be out with your clients more than 2 hours, plan on rest breaks.  Stop at a gas station or fast food.  Get a coffee, allow your buyers to be able to use the restroom.   Think about it.  The master bath is something private to the homeowner.  You wouldn&#8217;t want someone you didn&#8217;t know going into your bathroom and doing who knows what.  So be considerate of the home-owners restroom.  If you have to use the restroom, use the guest bathroom or powder room.</p>

<h2>RET &#8211; Real Estate Tomato</h2>
<h4>One day while I was doing a &#8220;long-tail&#8221; search for Military Spouse prayer groups, I came across an article that was by a Realtor.  I was kind of shocked that out of all my searches for a prayer group I get a Real Estate website. &#8220;What the world&#8221; I am a Realtor, that wasn&#8217;t what I was looking for, but as I looked at this site I found something that I never ventured into&#8230;.BLOGGING!</h4>
<p>I thought this was the coolest thing ever, being so personal, and I hadn&#8217;t seen anything like it before.  I love things that are different, being out of the box, and<span id="more-1519"></span> here in my area all the websites are the same.  They are either through <a href="http://agent.point2.com/join.asp" target="_blank">Agent Point 2</a>, which don&#8217;t get me wrong, is a wonderful site for Real Estate Professionals.  (I had 2 sites through Point2. I just wasn&#8217;t using them and they seemed to put us all in the same design.) Then you have your Real Estate Companies that provide a website with their fee.  Lastly you have websites that you can pay to have made. I paid over $700 to have <a href="http://www.z57.com/real-estate-website-company.cfm" target="_blank">mine made</a> for <a href="http://www.teamagnew.com" target="_blank">Team Agnew</a>.  I got a lot of compliments on this site for my team and others decided to do the same thing. (I am sure that is what will happen with my RET site.)</p>
<h3>A blogging site?</h3>
<p>Never heard of it but thought, what a genius idea!  Instead of having something that doesn&#8217;t let you interact with the customers coming to it, why not have something that you can share your voice and show them who you are. <a href="http://lasttraintoclarksville.com/about" target="_blank">This blogger</a> is creative and fun and tries to come up with out of the box ideas to make reading entertaining, maybe even get the blood pressure up for some who disagree.  But then you have the bloggers who don&#8217;t want to come across with a more personal feel but a more expert appeal.  There are a lot of things that I <span style="text-decoration: line-through">am</span> an expert on, so I won&#8217;t pretend and blog about something I don&#8217;t know about.  If I am blogging about something new to me, you will know it and I will give you plenty of links to the experts. (At least I shared something of interest that might help you.)  On a lot of websites, you read information that sound so professional and doing a little deep research I found that most sites have the same content. So what makes Joe different from Sally?</p>
<h3>I decided to email RET.</h3>
<p>These guys didn&#8217;t see me coming! I know that I was a pain in the rear.  I am a little bit of a perfectionist and I changed my design concept almost half way through the set up process.  Chris D. was patient with me and didn&#8217;t seem bothered at all.  I was told the best sites seem to be the ones that are more of a pain. (My words). Chris D is very creative in his ideas, along with the rest of the Team.  They are very busy, so if they don&#8217;t get right with you, be patient.  It will be worth your wait.</p>

<h3>I won&#8217;t try and give you the sales pitch, I would probably not do it justice but Chris D. sold my husband and I!  It has been worth every penny. It was the smartest move I could ever have done for my business.</h3>
<p>When we were doing our initial interview Chris wanted to know what I was thinking about for a theme, a design.  I let him know that I was in a military town and did a lot of transactions with them. I had no idea what I could do. The blog was new to me.  He first mentioned &#8220;Last Train To Clarksville&#8221; but I wasn&#8217;t sold on that. Then he thought about a General Store and I thought it would probably work. Bring the &#8220;General&#8221; into it for the military. We started working on that concept but it just didn&#8217;t mesh well.  So I searched Clarksville to see how this city came to be and what were the stepping stones. I saw, &#8220;Last Train To Clarksville&#8221; and found all <a href="http://www.istockphoto.com" target="_blank">the pictures for the site and monkeys</a> and drew the design of how I wanted it within a day! I knew that this was it when I went to <a href="http://www.godaddy.com" target="_blank">GoDaddy</a> to see if the domain was taken.</p>
<h3>To what did my wondering eyes appear?</h3>
<p>Both lasttraintoclarksville.com and thelasttraintoclarksville.com were available (bought them both). The blog came to life and took off! I shared my design with a Realtor friend in my office and he (Roland) said, &#8220;Genius! The Agnew Express.&#8221; Wow! I said, &#8220;Yes, We&#8217;re blogging on the Agnew Express.&#8221; So, it just might help to share an idea with someone and see what their feedback is. <p>If you would like to speak to me about my site or about your ideas, I am available.  I love being creative! I might be opening up a can of worms here! I will do what I can but my clients comes first.</p>
<h3>But more importantly, try and be out of the box. The more you are set apart from the rest, the more you will stick out and people will take notice!  I also decided to go through their RET University where their pros teach about blogging, SOI&#8217;s, RSS&#8217;s, etc&#8230; There is so much information that I am still realing from it all. Just be sure to write down everything that is said because you will be going back to it.  Oh, they also have tutorials and more ideas that are available to RET clients. It is all worth it and the best part is&#8230;I won&#8217;t be paying someone else over $38/mo for a website that is just promoting the company I am with and causing the company&#8217;s name to soar in google, not mine. I am promoting my business and I will be paying less than $10/mo for hosting!</h3>
