Local News vs. Clarksville Market

istock_000000813107xsmall1Last night and this morning on my local news, I heard that the market is taking a turn for the worse again.  As a REALTOR®, I thought it would be my duty to let you and everyone in Clarksville know that what you hear about the market on the local news is geared toward that market.  Channel 2, 4, 5 news is geared toward Nashville.  It isn’t about Clarksville, unless noted.

As anyone who watches the market would know, Clarksville is unique.  We have turn overs due to the Military moving in and moving out.  Our market is never stagnet.  We have had tough times but we are getting through them. We were ranked the 2nd Safe Haven in the Nation. So, what is the market in Nashville vs. Clarksville?  Let’s take a look.  We will be looking at Davidson County vs. Montgomery County for the months of January, February and March of 2008 and 2009.

Davidson County Closed transactions:

  • January 2008 – 514
  • January 2009 – 277 down
  • February 2008 – 546
  • February 2009 – 365 down
  • March 2008 – 631
  • March 2009 – 397 down

So, YES, the market isn’t doing too great in Nashville compared to last year BUT the numbers have gone up every month since January 2009.  Not by much but at least it isn’t going backwards.  Now let’s look at Clarksville.

Montgomery County Closed transactions:

  • January 2008 – 190
  • January 2009 – 218 up
  • February 2008 – 221
  • February 2009 – 232 up
  • March 2008 – 204
  • March 2009 – 270 up

As you can see we are still on a steady climb, though it isn’t much of a climb, we aren’t in a market that the local news says is not doing good.  The month of March was a very good month.  We will continue to see our numbers improve, I am sure.  I have faith in our community, our professionals and our Clients. 

The keys to selling are:

  • Price
  • Location
  • Condition of home and…
  • …your terms.
